Establish Tenant Rental Record System

As homeowners, we believe it is essential to protect property owners from tenants who engage in bad behavior, such as not paying rent or squatting. Currently, homeowners have little recourse or protection when tenants breach contracts and exploit the system. To address this, we propose the establishment of a tenant rental record system that would track rental histories and expose bad tenants who habitually fail to pay rent or damage properties.

This system would:

  1. Hold tenants accountable for their rental behavior by maintaining a record of rent payment history, evictions, and other violations.
  2. Enable homeowners to make informed decisions when renting out their properties, reducing the risk of squatting and long eviction processes.
  3. Discourage squatting behavior by exposing those who abuse tenant protection laws to avoid paying rent.
  4. Provide a fair, transparent process for both tenants and landlords, ensuring accurate and verified rental records.

We call on the government to:

  • Create a tenant credit record system that is accessible to both landlords and tenants.
  • Establish clear guidelines and safeguards to protect tenants from unjust reporting while ensuring that habitual non-payers and squatters are documented.
  • Introduce stronger penalties for tenants who repeatedly engage in non-payment and squatting, while streamlining the eviction process.

By establishing a tenant credit record system, we can protect homeowners from financial harm while promoting fair, responsible renting practices. This system would create a more balanced, accountable rental market that works for everyone.
